Our comprehensive Maintenance Agreement includes:

Heating Inspection – Twice a year
 Clean & adjust burner assembly
 Clean ignition assembly
 Examine heat exchanger
 Monitor flue draft
 Clean or replace standard air filters
 Clean and adjust blower components
 Test safety controls
 Measure for correct air flow
 Tighten electrical connections
 Measure volts/amps
 Lubricate all moving parts
 Adjust thermostat calibration
 Adjust gas pressure
 Adjust pilot
 Monitor heating cycle

Cooling Inspection – Twice a year
 Clean evaporator coil if accessible
 Clean condenser coil
 Clean condensate drains
 Measure temperature difference
 Monitor refrigerant pressure
 Test starting components
 Clean and adjust blower components
 Test safety controls
 Clean or replace standard air filters
 Measure for correct air flow
 Tighten electrical connections
 Measure volts/amps
 Lubricate all moving parts
 Adjust thermostat calibration
 Monitor A/C cycle

Plumbing Inspection – Once a year
 Check all water closets
 Check all faucets
 Check all drain waste and vent system
 Check exposed water supply pipes
